The property

Combining its exceptional size with total seclusion, Fosini Estate stands as a prime investment opportunity in Italy.

The vision for its future includes developing it into a Private Residence Club, incorporating both fractional and whole ownership models—a business strategy that has seen success in similar ventures across Italy. With its historical charm and strategic location, Fosini Estate is poised to become the next successful luxury destination.

Nestled in the rolling hills of Tuscany, between Florence, Siena, and San Gimignano, the Fosini Estate is one of the most significant private landholdings in Italy. Spanning 2,000 hectares (4,950 acres), this historic property encompasses a collection of meticulously restored villas, an ancient castle dating back to 1152 awaiting restoration, and 25 farmhouses brimming with potential. This remarkable estate presents a unique opportunity to transform a piece of history into a luxurious residence club and resort, offering unparalleled privacy and exclusivity.

The castle of Fosini, a centerpiece of the estate, boasts a rich and storied history. Originally constructed around the 10th century, it served as a strategic stronghold for the Templars, facilitating passage between the Tyrrhenian coast and the influential city of Siena. Guarding the silver mines of nearby Poggio Mutti, the castle was a key defensive and economic asset.

Ownership of the castle has passed through numerous prominent hands over the centuries. Initially under the Bishops of Volterra, it was acquired in 1135 by the Counts Pannocchieschi, powerful feudal lords with over 30 castles and extensive territories in the Volterra area. Later, the castle came under the control of the Commune of Siena and subsequently the County of Elci. In the early 20th century, it became part of the holdings of the Sergardi dynasty, a noble family from Siena.

Today, the castle remains a testament to Tuscany's rich medieval heritage, ready to be restored to its former grandeur as a centerpiece of the Fosini Estate.

The estate’s agricultural legacy includes an impressive vineyard, established between 2009 and 2012, with the planting of:

  • 26,778 Pinot Blanc vines
  • 27,290 Pinot Noir vines
  • 46,732 Sauvignon Blanc vines

The vineyard yielded its last harvest in 2020, producing:

  • 31,700 kg of Pinot Blanc
  • 26,500 kg of Pinot Noir
  • 84,500 kg of Sauvignon Blanc

These harvests underline the estate’s potential for reintroducing viticulture as a central feature of its development.
